Universal Locations acts as a location rental broker facilitating transactions between Renters and Listing properties. It is important to note that Universal Locations has no control over the conduct of properties, listings, renters, and other users of the site and services, and therefore, disclaims all liability in this regard to the maximum extent permitted by law. By accessing or using our services, you agree to be bound by these Terms and Conditions. If you do not agree with any part of these Terms and Conditions, you must not use our services.
The capitalized words in these Terms and Conditions hold defined meanings under specific conditions. The following definitions shall have the same meaning regardless of whether they appear in singular or plural form.
For the purposes of these Terms and Conditions:
Affiliate refers to an entity that controls, is controlled by, or is under common control with a party, where "control" denotes ownership of 50% or more of the shares, equity interest, or other securities entitled to vote for election of directors or other managing authority.
Country refers to California, United States.

Renters denote a person or company who requests a booking or scouting of a Listing or property through the Service.
These Terms and Conditions govern the use of this Service and establish the agreement between You and the Company. They outline the rights and obligations of all users concerning the use of the Service.
Your access to and use of the Service are contingent upon Your acceptance of and compliance with these Terms and Conditions. These Terms and Conditions apply to all visitors, users, and others accessing or using the Service.
By accessing or using the Service, You agree to be bound by these Terms and Conditions. If You disagree with any part of these Terms and Conditions, You may not access the Service.
By accessing or using the site or services or by downloading or posting any content from or on the site or through the services, You indicate that you have read, understood, and agreed to be bound by these terms. You acknowledge that you have received our services, whether or not you have registered with the site. If you do not agree to these terms, you have no right to access or use the site, services, or collective content. By downloading or posting any content from or on the site, You agree to engage the services of Universal Locations as the broker between You, the renter, and any listings or properties downloaded or posted for rental consideration. If you accept or agree to these terms on behalf of a company or other legal entity, you represent and warrant that you have the authority to bind that company or other legal entity to these terms, and in such event, "you" and "your" will refer and apply to that company or other legal entity.
You represent that you are over the age of 18. The Company does not permit those under 18 to use the Service.
Your access to and use of the Service are also conditioned upon Your acceptance of and compliance with the Privacy Policy of the Company. Our Privacy Policy describes Our policies and procedures regarding the collection, use, and disclosure of Your personal information when You use the Application or the Website and informs You about Your privacy rights and how the law protects You. Please carefully read Our Privacy Policy before using Our Service.
The Service and its original content (excluding Content provided by You or other users), features, and functionality are and will remain the exclusive property of the Company and its licensors. The Service is protected by copyright, trademark, and other laws of both the Country and foreign countries.
Without the prior written consent of the Company, Our trademarks and trade dress may not be used in connection with any product or service.
All photographs on Our website taken by Our photographer, (hereafter referred to as "Photos") made available on Our platform or website are the exclusive property of Universal Locations Inc. and/or its licensors and are protected under applicable intellectual property laws. You acknowledge and agree that all rights, titles, and interests in and to the Photos remain the sole and exclusive property of Universal Locations Inc. and/or its licensors.
You are strictly prohibited from digitally replicating, reproducing, modifying, distributing, displaying, publishing, or creating derivative works from the Photos or Properties without the prior written consent of Universal Locations Inc. or its authorized representatives. Digital replication includes, but is not limited to, scanning, photocopying, screenshotting, ai augmentation, ai (artificial intelligence) replication, 3D modeling, or using any automated technology or software to capture or reproduce the Photos in any digital format. Any homes that are cleared to scout from Us in which You or affiliated associate, scouting assistant, or client photographs Our locations and submits such photographs to their client or production company may Not partake in any form of Digital replication as stated above.
The use of artificial intelligence (AI) or any other automated means to analyze, manipulate, or process the Photos from Our platform or website is strictly forbidden. As well as such use stated above in section "Prohibition of Digital Replication'. This includes using AI algorithms, machine learning models, or any other technology that attempts to replicate, alter, or create digital versions of the Photos or Properties. In the event of Any such use You agree to pay the fee of $100,000.00 USD per occurrence.
You are permitted to use the Photos solely for personal, scouting, non-commercial purposes other than showcasing properties to clients utilizing Universal Locations Inc., or as expressly allowed by applicable copyright laws. Any use beyond this scope is strictly prohibited and may result in legal action.
If you become aware of any unauthorized use of the Photos in violation of these Terms and Conditions, you must immediately notify Us and provide all relevant details to support your report.
Any violation of these Terms and Conditions, including but not limited to the prohibited digital replication or AI use of the Photos or Properties, may result in legal action being taken against the offending party, seeking damages, injunctive relief, and other available remedies under the law.
Our Service may contain links to third-party websites or services that are not owned or controlled by the Company.
The Company has no control over, and assumes no responsibility for, the content, privacy policies, or practices of any third-party websites or services. You further acknowledge and agree that the Company shall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with the use of or reliance on any such content, goods, or services available on or through any such websites or services.
We strongly advise you to read the terms and conditions and privacy policies of any third-party websites or services that you visit.
We may terminate or suspend your access immediately, without prior notice or liability, for any reason whatsoever, including without limitation if you breach these Terms and Conditions.
Upon termination, your right to use the Service will cease immediately.
Notwithstanding any damages that you might incur, the entire liability of the Company and any of its suppliers under any provision of these Terms and your exclusive remedy for all of the foregoing shall be limited to the amount actually paid by you through the Service or 100.00 USD if you haven't purchased anything through the Service.
To the maximum extent permitted by applicable law, in no event shall the Company or its suppliers be liable for any special, incidental, indirect, or consequential damages whatsoever (including, but not limited to, damages for loss of profits, loss of data or other information, for business interruption, for personal injury, loss of privacy arising out of or in any way related to the use of or inability to use the Service, third-party software, and/or third-party hardware used with the Service, or otherwise in connection with any provision of these Terms), even if the Company or any supplier has been advised of the possibility of such damages and even if the remedy fails of its essential purpose.
Some states do not allow the exclusion of implied warranties or limitation of liability for incidental or consequential damages, which means that some of the above limitations may not apply. In these states, each party's liability will be limited to the greatest extent permitted by law.
The Service is provided to you "AS IS" and "AS AVAILABLE," and with all faults and defects, without warranty of any kind. The Service makes no warranties, guarantees, or endorsements regarding the current availability of any listings or properties on the site for bookings or rentals. You understand that images on this site are intended solely to provide a photographic representation of the Property at the time the photograph was taken. Users should always visit any property or listing in person before booking to verify the current condition of such property or listing. Universal Locations is not liable or responsible for any damages or financial loss incurred by any party due to a property or listing not being in the condition depicted in existing photos presented on this site or for the non-availability of any listing or property for booking or rental.
To the maximum extent permitted under applicable law, the Company, on its own behalf and on behalf of its Affiliates and its and their respective licensors and service providers, expressly disclaims all warranties, whether express, implied, statutory, or otherwise, with respect to the Service. This includes all implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement, as well as warranties that may arise out of course of dealing, course of performance, usage, or trade practice. Without limiting the foregoing, the Company provides no warranty or undertaking and makes no representation of any kind that the Service will meet your requirements, achieve any intended results, be compatible or work with any other software, applications, systems, or services, operate without interruption, meet any performance or reliability standards, or be error-free or that any errors or defects can or will be corrected.
Without limiting the foregoing, neither the Company nor any of the company's providers makes any representation or warranty of any kind, express or implied, regarding: (i) the operation or availability of the Service; (ii) the information, content, and materials or products included thereon; (iii) the uninterrupted or error-free nature of the Service; or (iv) the accuracy, reliability, or currency of any information or content provided through the Service. Furthermore, the Company does not warrant that the Service, its servers, the content, or emails sent from or on behalf of the Company are free of viruses, scripts, trojan horses, worms, malware, time bombs, or other harmful components.
As a Booker or Renter of a listing or property, you are responsible for acquiring all licensed use agreements with Listings or Property Owners and responsible for acquiring all the necessary permits from all relevant governmental bodies (including but not limited to filming permits, parking permits, special event permits, etc., or HOA approvals) and adhering to all rules, restrictions, and contractual obligations between the Booker and the Renter. You must also obtain insurance policies, release forms, and other relevant documents pertaining to the filming or event process to be performed at the Property during the Booking Period. Universal Locations cannot be held liable for Renters not acquiring all the necessary permits and other documents relevant to the filming or event process during the Booking Period. Universal Locations is not liable or responsible for any damages of any kind caused by misrepresentations of listings or properties by listing or property owners.
Users of this site and service agree to use Universal Locations as the broker/liaison between Renters and listing owners/properties when Service provides listing addresses or other confidential contact information to potential Renters or users of this site.
Some jurisdictions do not allow the exclusion of certain types of warranties or limitations on applicable statutory rights of a consumer, so some or all of the above exclusions and limitations may not apply to you. However, in such cases, the exclusions and limitations set forth in this section shall be applied to the greatest extent enforceable under applicable law.
The laws of the Country, excluding its conflicts of law rules, shall govern this Terms and your use of the Service. Your use of the Application may also be subject to other local, state, national, or international laws.
Our business reserves the discretion to decline any job or production that may not align with our clients best interests, our standards, or capacity to provide services effectively. This right to refuse ensures that we maintain ethical practices, prioritize safety and security, and uphold the reputation and brand alignment of our business.
If you have any concern or dispute about the Service, you agree to first try to resolve the dispute informally by contacting the Company.
If you are a European Union consumer, you will benefit from any mandatory provisions of the law of the country in which you are a resident.
You represent and warrant that (i) you are not located in a country that is subject to the United States government embargo or that has been designated by the United States government as a "terrorist-supporting" country, and (ii) you are not listed on any United States government list of prohibited or restricted parties.
If any provision of these Terms is deemed unenforceable or invalid, the said provision shall be modified and construed to achieve the objectives of such provision to the maximum extent permitted by applicable law, and the remaining provisions shall continue in full force and effect.
Except as expressly provided herein, the failure to exercise a right or enforce the performance of an obligation under these Terms shall not preclude a party's ability to exercise such right or demand such performance at any subsequent time, nor shall the waiver of a breach constitute a waiver of any subsequent breach.
These Terms and Conditions may have been translated into other languages for your convenience. However, you agree that in the event of any dispute, the original English text shall prevail.
We reserve the right, at our sole discretion, to modify or replace these Terms at any time. In the event of a material revision, we will make reasonable efforts to provide at least 30 days' notice before the new terms take effect. The determination of what constitutes a material change will be at our sole discretion.
